By a mortgagee—

(a)for foreclosure;

Period of limitation

Thirty years.

Time from which period begins to run

When the money secured by the mortgage becomes due.

(b)for possession of immovable property mortgaged.

Period of limitation

Twelve years.

Time from which period begins to run

When the mortgagee becomes entitled to possession.
